The Leak Cause: Awning roofs simply get old and wear out past the point of repair. They reach their lifespan.

The Simple Fix: You need a replacement. The entire worn-out roof material must be taken off and new material installed.

The Leak Cause: A rubber strip or gasket sits between the roof panels to keep water out. Over time, the sun and rain destroy the rubber, making it dry, cracked, and ineffective. Water then leaks through the gap.

The Simple Fix:

Best way: Replace the old, worn-out rubber gasket and with a new one.

Quick / economical way: Apply silicone sealant (like caulk) into the gap to create a waterproof seal over the old gasket.

The aluminum bars that hold the roof panels might have been installed so that they overlap (lapped). This overlap creates a weak point where water can easily seep through, especially if the panels are not supposed to be overlapped in the first place.

If a leak exists due to bad lapping, ideal repair is to re-install the bars correctly.

Flashing is a thin strip of material (usually metal) used to direct water away from where the awning roof meets another structure, like a wall (party wall). If this seal isn’t there or is badly installed, water runs straight down the wall and leaks into the gap between the awning and the wall.

Install flashing into the joint where the awning meets the wall, and then seal it thoroughly with a weatherproof sealant to create a permanent, watertight barrier.
