Metal roofs are secured with screws that feature a rubber washer (gasket) to create a watertight seal. Over years of exposure to extreme heat and UV rays, these gaskets can become brittle, crack, or lose their elasticity. Once the seal fails, rainwater can seep directly through the screw hole into your home.

Metal panels are manufactured with protective coatings to prevent oxidation. Over time, this coating can fade or “chalk,” leaving the bare metal exposed to the elements. Without this protection, the metal will eventually rust and corrode, leading to holes and structural thinning.

When two metal panels overlap, a tiny gap is created. During heavy downpours, water can be “pulled” upward into these gaps. Proper installation requires sufficient overlap to prevent backflow.

Large or flat roof sections with a low pitch roof may not shed water fast enough during heavy rains. If the rainwater volume exceeds the “rib” height or drainage capacity of the deck, water can overflow into the seams. Additionally, if insulation is installed unevenly, it can create “ponding” areas that trap water and cause overflows.

Roof accessories like flashing, ridge cap, fascia board may become loose or the sealants around them dry out, they become primary entry points for water.
